First, we have several important mechanical benefits. By never taking listings, we have no conflicts of interest with sellers, ever. Not the reality, nor the perception. Your interests come first in every single transaction at every single step of the way. It's one agenda....only yours, all the time. Second, we have complete objectivity in the market place....no listings of our own to even support...yet we actually can show you more than most traditional agencies can. We have everything in the MLS available, and we work hard at finding non-listed offerings...for-sale-by-owners, new-builds and homes not actively listed. Third, we never do what is called "dual agency", where we might try to represent both sides in a transaction. We never do that, and believe it to be a totally inappropriate way for a buyer to buy a home. Renee Millward, a national real estate columnist says that dual agency is an oxymoron... it's not both sides that are represented; it's neither. By serving only buyers, we never offer dual agency as an option to buyers. And we never say we're "buyer's agents" and switch to dual. More on that later. Those are the mechanical benefits. But we also have the benefits of specialization and that's getting better and better at what we do because we do it all the time. Preparing to enter our 15th year of exclusive representation, we're tuned the many diverse ways we can support buyers' interests... gathering information to the buyer's benefit, negotiating on their behalf, looking for trouble and identifying risks, setting up good resale, helping with value determinations and making sure no problems cloud the transaction. We look for price benefits of course, but we also look for trouble...so that you're not unpleasantly surprised later. Overall, it's simply supporting the wisest possible buying decisions, and ultimate confidence in the process and results. Our mission: To get the best buy possible for our client-buyers, impartially offering and considering all options, creating the context for good dbuying decisions, avoiding problems of all kinds while setting up future resale.
