Of course we'll do tours, even before the job is accepted. In fact, we can become your right hand in making the community look good to the whole relocating family. Consult with us....at no cost...we can be a great partner in putting "our" best foot forward.

Of course we'll help with rentals. It's not a perfect service, but no doubt the best in SW Illinois, and it is free. We want to help as we can because some simply need the help, and we want to serve you across the board. Many of these renters subsequently become buyers, too, and we want that good will stockpiled for that future!

Of course we'll supply all sorts of information, to the transferees and to you. We can make you look good in responding to hot buttons and in minutes, by e-mail or fax.

And even though we serve only one side of the transaction, don't count us out when relating to the listing side. We'll provide all kinds of consultation on the subject; and working with them every day, we know who performs and who doesn't....and who takes agency relationships seriously, and who does not! Of course, there's no charge for that.

We need to mention an important and unique relationship to the market. No other agency in SW Illinois can match our access to the whole market: That's ironic, considering we take no listings of our own. It has two important facets:

First, we show much more than just listed properties, adding FSBO's, new-builds and product not on the active market. Much of that comes from former clients, with whom we stay in close contact, but there are a host of ways we plumb for extra product.

Second, we've developed a unique relationship with the market. Most real estate companies relate vertically to a community or two, offering all price ranges, etc.

We have an expansive, horizontal relationship with all of the good communities throughout SW Illinois....going where relocating people go....where there are adequate options, the best schools, the best resaleability...etc. No other agency can claim that.

That means we can show all of the good markets with equal ease. We've found that a huge advantage, and our clients recite it as a benefit.

Finally, we're willing to show the whole market, and many realty companies aren't; but that's because we know them, have agents with detailed knowledge on each, and take the time.

We know that a major relocation problem is referring buyers to agencies where the agents assigned simply don't know their business and drop the ball! That never happens with us, because of our organization, our specialization, our "teamwork", and our attitude. That reflects really badly on the sponsoring organization, and it won't happen here.

We have worked out special procedures for handling clients looking at both sides of the river. We never prejudice the other side, but simply put our best foot forward, showing off our communities and our buying options, letting the chips fall where they may. That way, the client is ultimately served with having both options open.

But we will claim that if the workplace is reasonably accessible from Illinois, more will choose Illinois than not, because of Illinois advantages in civilized commuting, small town livability, home values and home quality...and not the least, having the sun at one's back both going and coming from work.
