It may well be true that the greatest economic benefit provided by exclusive buyer representation.

It's a conscious buying goal...to set up good resale when the home is purchased.   A separate essay defends our belief that buyers don't "make" money when they resell their home, they make any money they're going to make when they buy it.

The point:  You must set up resale values by buying right  The right location, the right price, the right circumstances.

We're obtaining data that proves the point:

Two sets of data have come from major markets where exclusive buyer's brokerage has been practiced long enough to have sufficient resales to study and where data was kept.

Both were the birthplaces of franchises, now scattered nationwide.

Both report similar results.  In the Memphis area, homes bought with exclusive buyer representation enjoyed appreciation of $ 6.04 per day of ownership, compared to average appreciation of $ 3.61.  This appreciation is 67.3% better in the group bought originally through an exclusive agency.

In the Denver area, results were similar. Here homes bought through exclusive agencies averaged appreciation 73.4% better than the average of all resales.

In our own practice, data is coming in steadily showing appreciation of more than twice that of homes purchased by traditional methods.
